“Remodeling Magazine” gathers data each year and shares its findings in an annual cost versus value report for midscale and upscale renovations and additions. The annual survey tracks the average cost and value of typical home improvements over time, and compares costs regionally and nationally. The annual survey assumes proper electrical, HVAC or plumbing tie-ins and code compliance, but does not take into account local labor availability or shortages, which impact labor costs. The survey does account for annual rises in supply and equipment costs, nor permit costs. Also, please note that San Diego building costs are obviously substantially more than the national “average” mostly due to our “weather” and “lifestyles.”
Family Room Addition Cost
The average cost of a family room addition nationally is $79,000. This cost includes adding a 16-by-25 foot room, fiberglass insulation, vinyl siding, pre-finished hardwood flooring and atrium-style exterior doors. The recoup on resale for a family room addition in 2013 is about $50,000, or 63 percent of the original cost.
Bathroom Addition Cost
A full bathroom mid-scale addition nationally costs $38,000 on average. The cost reflects adding a full 6-by-8-foot bathroom with a marble vanity top, chrome faucet and additional standard features like ceramic shower tiling.
Deck or Patio Addition Cost
Nationally, deck additions, while relatively inexpensive, return the most value. WIth an average cost of $9,400, a 16-by-20 foot wood deck currently recoups about $7,200 on resale, for a 77 percent return. Decks made of composite material cost around $15,000 and have a $10,200 resale value, for a 68 percent return on your investment.
Sunroom Addition Cost
The average cost of a sun room nationally is $72,000. The cost includes a 200-square-foot slab addition, vinyl or aluminum awnings, casement windows and screens. This cost also includes adding a ceiling fan, movable shades for glass areas and floor tile. The current recoup value for this addition is around 47 percent.
Garage Addition Cost
The national average cost of a freestanding garage addition is $49,000. This consists of a 26-by-26-foot two-car garage with asphalt shingle roofing, overhead motorized doors, fluorescent ceiling fixtures and unfinished interior walls, ceiling and floors. Currently, owners are able to recoup 64 percent of the cost upon resale or approximately $31,000.
